Location, location, location
There’s been quite a bit of theorising in the property press recently about what sort of house brings the best price.
Live on a street with a royal connection of some sort? Apparently it could add significantly to the value of your property (http://ow.ly/QXpmS) – although it seems an apostrophe is important.

So, if you managed to find a house overlooking the sea with an address on King’s Lane, you could probably name your price! But, without being too glib – and although location, location, location may have become something of an estate agent’s cliché – there’s no doubt where your home is can influence how quickly it sells. There will always be locations or types of property which better match the most popular online search terms.
But, having said that, there are still buyers out there for even the most tired or dilapidated homes in areas which perhaps would not be described as “sought-after” or “desirable” – and a good estate agent will know where to find them.
For us, the worst thing you can do to a potential buyer is to fail to listen to what they really want, trying instead to persuade them to buy a home we already have on our list. Forcing a square peg into a round hole will usually lead to disappointment further along the line in what can already prove to be a challenging or stressful process.
