A FEW MORE TIPS ON SELLING

DON’T FORGET THE SPARE ROOM…

It may not be a deal-breaker but why risk one room clouding a buyer’s opinion of your home?

When it comes to selling property, there are bound to be a few quandaries to face.

Do you spend a little money on a few improvements or put the house on the market as it is?

How much of the stuff you’ve accumulated over the years is really just junk?

Is the three-piece suite you already have really going to go with the carpet in the new place and, if not, which do you replace?

But another challenge may come from a part of your home you’ve not really given a great deal of thought – or not a great deal of time.

The Spare Room

Actually, if you have a spare room, it’ll probably be one of two things; it’ll either be a thoughtfully designed guest room, complete with homely touches entirely for the comfort of friends and family who stay. Alternatively, it’ll be somewhere where you dump the stuff you no longer need or use but whose fate remains undecided.

The exercise bike; the unfeasibly large Teddy bear won at the fairground; the wardrobe with the wonky door but useful shelves; the cage for the hamster which died after a brief but happy life several years ago.

None are necessarily hard on the eye; indeed, on their own, they’re unlikely to cost you the chance to sell your home.

But, on the other hand, they’re not going to help either so, if you are thinking of selling, clearing out the spare room could be one of the things which should appear towards the top of your “to do” list – even before you choose your estate agent.

Forgotten Corner

You’d be amazed how many homes have spare rooms crammed to the rafters with accumulated odds and ends when the photographer arrives to take images for the property portals and brochures. Some have been allowed to swing the other way, left in dire need of a lick of paint, with sagging curtain rails or a threadbare carpet which appears to date back to the Second World War.

Again, it may not be a deal breaker; some buyers with an eye for a project are not necessarily going to be put off by a little dated décor or piles of belongings they know will be gone before the completion date.

But, just the same, it’s worth remembering that buying a house is often an emotional decision. A viewer is more likely to fall in love with your property if they can imagine themselves in it – and that will be easier if they don’t have too much to blot out.

So, if you’re thinking of selling property soon, get thee to the spare room. Start sifting through with boxes to one side: one for the charity shops, one for the car boot sales and one for the tip. If you have some large pieces of furniture to dispose of, there’s always Ebay or perhaps the local auction house.

Once you have decided to instruct an estate agent, viewings may follow within a week or even a few days so, if you can open the door to the spare room confident in the knowledge there’s nothing in there to make you wince, it’s one less thing to worry about.
