Do you come out to visit my property?

Once you have instructed us we make a home visit to get photo’s measurements, floor plans, a description and an EPC (if one has been ordered).

Can eSale give me a valuation?

We can give you an “online valuation” this means we will compare your property with historic data and previous sold prices using various online tools including Rightmove, Zoopla and the land registry to give you a valuation and best marketing price. It’s the same research that a local agent would do but instead of delivering it in person (and possibly giving you the hard sell) we will email it or give you it over the phone.

Can I choose my own marketing price?

Of course. It’s your home and you can ultimately decide how much to market it for, however if we think it is going on the market for too much we will tell you.

How long will it take to get my home on the market?

Once you have placed your order our photographer will give you a call to arrange the home visit. This will be done at your convenience and we work evenings and weekends. The photographer then sends all the media back to head office for the advert to be created.  Once you are happy the advert goes live.  Typically the whole process from ordering to advert going live is 5-6 days.

Do I get the final say on the advert?

Absolutely, the advert will only go live when you are completely happy. Although we are skilled in writing property ads and know how to optimise them for the various property sites, we welcome your input.
You can have as much or as little involvement in the advert as you like.

Can I make alterations to the advert once it is live?

Absolutely, you can make as many alterations as you like – free of charge.

How are viewings arranged?

Interested viewers call or email our office.  We then contact you to arrange the viewing. We prefer it this way, some agents have a viewing portal that automates the viewing process but we prefer a more hands on approach. This way we are able to get plenty of information about the viewer such as if they have sold or first time buyers etc, how many people will be on the viewing etc.  We can then give you this information when we confirm the viewing with you.

Do you get feedback after the viewing?

We understand how frustrating it can be to show someone around your home, who appear to be enthusiastic, only to never be seen or heard of again. It’s one of the reasons why we are so passionate about getting feedback.

Can eSale carry out the viewings?

We offer accompanied viewings and although most of our vendors carry out their own viewings we can certainly help out. Some vendors use our viewing service on an ad hoc basis asking us to cover the odd viewing that they can’t while a few ask us to carry out all viewings. There are additional charges for accompanied viewings. Please contact us for a quote.

What websites will my property appear on?

Your advert will be on Rightmove, Zoopla and Primelocation.

How long will you advertise my property for?

You get 12 months advertising with either our pay upfront option or our pay on completion option.

Can I put my advert on pause once it's live?

Yes you can, just let us know if you would like the advertising putting on hold and we will pause the campaign.  When you come back to us we will start where we left off.  The time your advert is paused does not count towards your 12 months advertising and there is no charge for this service.

Do I need an EPC?

The EPC is an assessment of the energy efficiency of your home. Legislation dictates you must have an EPC when marketing your property for sale. There are a few exceptions, dwellings under 50m2 and listed property for example may be exempt. Please contact our office if you would like more help.

How much is an EPC?

We charge £75.00 including VAT. The EPC can be carried out on the same visit as the photos, meaning that we only need to visit you once.

Can I market my house with another estate agents at the same time?

Yes, we are confident in our business that we don’t mind competition. But please read the other agents terms and conditions as they may not be so willing.

Are there any tie in periods with eSale?

There are no tie in periods if you pay upfront. However if you choose to pay on completion we ask that you give us a reasonable amount of time to find you a buyer. You can still leave us with this option but if you do so within three months we ask for £150 to cover the cost of bringing the property to market.

What about after the sale has been agreed?

The time between agreeing a sale and completion can be very stressful for buyers and sellers. We have many years experience in the industry and will endeavour to progress the sale as smoothly as possible all the way to moving day. This is probably the area where our customers are the most grateful for our help. We pride ourselves on our customer care.

Can eSale help with conveyancing?

Absolutely. We work closely with a team of solicitors who cover the whole of England and Wales and have very competitive rates.

Can eSale help with a mortgage?

Yes. We work with different independent financial advisors who have access to a wide range of mortgages.
