A. No. We believe in clarity in our pricing. What you see is what you pay. All the prices you see on the website include VAT. Please note that not all agents are so transparent in their pricing. Bear this in mind when comparing prices.

A. We have many years experience in the industry. We know what it takes to sell your property and have an excellent record at achieving the best price.

A. The short answer is the price. Traditional estate agents are much more expensive than online estate agents. Online agents cut out the old fashioned and expensive marketing and concentrate on advertising on modern cost effective alternatives. These savings are then passed directly to you, the customer.

A. We do. We have a lovely office in Windsor House, Harrogate. You are more than welcome pop in for a chat and a cuppa.

A. The main reason people opt for esale over our competition is because we come highly recommended. But great value, clarity of our fees and a money back guarantee or some other reasons choose us.

A. Nonsense. We are open longer hours than most agents and welcome your calls. If you need any advice, no matter how trivial you think it is, we are here to help.

A. If they do have anyone seriously looking for a property like yours, you can guarantee that same person is exploring every avenue to find a suitable house, including regularly checking Rightmove, Prime Location and Zoopla.

A. Absolutely not. We pride ourselves on getting the best possible deal for you. Not only do we look at the offer price but we look at how likely that person is to complete on the sale. We consider whether they have a mortgage in place and if they are involved in a chain. All this information is discussed with you so you can make an informed decision before accepting an offer.

A. Selling a property with an online agent is becoming increasingly popular. Industry experts estimate that by the end of the decade 50% of all homes sold in the UK will be through an online estate agent.

A. We can certainly help you decide on the asking price. We have access to a comprehensive amount of data for asking prices and sold prices across the country. We will compare your property to similar ones in your area and between us decide on the best price.

A. The EPC is an assessment of the energy efficiency of your home. Legislation dictates you must have an EPC when marketing your property for sale. There are a few exceptions, dwellings under 50m2 and listed property for example may be exempt. Please contact our office if you would like more help.

A. We charge £75.00 including VAT. Other agents may charge a lot more.

A. All our options include twelve months marketing. The majority of properties sell well within this but it's good to know that you have a full year of marketing should you need it.

A. Most of our instructions come through recommendations. We want every vendor to recommend us and we realise the only way achieve this is to deliver excellent results. We also have a no quibble money back guarantee.

A. Yes, we are so confident in our business that we don't mind competition. But please read the other agents terms and conditions as they may not be so willing.

A. There are no tie in periods if you pay upfront. However if you choose to pay on completion we ask that you give us a reasonable amount of time to find you a buyer. You can still leave us with this option but if you do so within three months we ask for £150 to cover the cost of the professional photos, floor plan and for sale board.

A. The average time is 3-4 working days from instruction to being live on all the websites. Please note that during busy times this may be longer. Please call if you need further information on this.

A. We advertise on all the major websites and portals including Rightmove, Zoopla and Primelocation. As well as a whole host of smaller sites.

A. You are free to make as many changes as you like to the text and price of your advert, with no additional charge. There may be additional costs if we need to send out a photographer.

A. We realise that not everyone wants a for sale board but if you do, we will erect one of our eye catching boards at no additional charge. Look out for other online agents who charge extra for this and / or send you a board to put up yourself.

A. Yes. We arrange all viewings at times to suit you and the potential purchaser.

A. We do have the capacity to carry out viewing in most areas but this is not included in our price. If you really can't do your own viewings please call us before ordering to see if we can help.

A. The time between agreeing a sale and completion can be very stressful for buyers and sellers. We have many years experience in the industry and will endevour to progress the sale as smoothly as possible all the way to moving day. This is probably the area where our customers are the most grateful for our help. We pride ourselves on our customer care.

A. Absolutely. We work closely with a team of solicitors who cover the whole of England and Wales and have very competitive rates.

A. Yes. We work with different independent financial advisors who have access to a wide range of mortgages.
