It’s time to get a move on

We’re getting to the time of year when some will tell you, if you’re thinking of selling your house, you’re better off waiting a few months.

The clocks go back shortly and, as the nights draw in, some will claim it’s harder for prospective viewers to find time to inspect properties in daylight. They may also remind you that your garden isn’t at its best in the winter months either and, besides, most minds are occupied by thoughts of Christmas – and just how they’re going to afford all the kids’ presents, never mind a mortgage.

It can’t be denied that, traditionally, spring and summer have always been the more popular times to sellyour home. However, over the past decade, property portals have opened on the internet and it’s now much easier to browse for the home of your choice from the comfort of your own armchair. Google Street View can also be added to the arsenal of the dedicated property hunter so, when they get round to knocking on your door for that all-important viewing, they probably have a fair idea of whether your home matches their wish list or not.

Of course, a poor viewing can still put them off and it’s worth spending a bit of time online yourself swotting up on how you can best present your home. But, these days, if anyone tells you to wait until April to sell, we’d beg to differ.

We have a saying at that the best time to sell your home is when someone wants to buy it – and our job is to find them. They are just as likely to be out there in November, December or January and February as they are at any other time of year. We’d acknowledge there may very well be fewer buyers about but, what if among those that are is the person who sees your property as their dream home? If they don’t know your house is available, then you may miss each other…

It’s also worth remembering – if you bear the average house sale process in mind – if you advertise over the next couple of months, allow a few weeks or even a month or two for marketing and viewing and you’re lucky enough to agree a sale in late January, by the time completion comes round it could already be late March. When it comes to moving boxes and furniture from your old home to the new one, the clocks will be going forward and there’s a chance of better weather.
