Property Summary

A comfortable, extended, dormer bungalow set in generous grounds in a semi-rural location with peaceful towpath walks along the canal and England’s “garden racecourse” close by. A versatile property with rooms which could be put to various uses, it has also been maintained to the highest standards both inside and out and will present few challenges to a new owner.

Interior
The front door opens onto a welcoming hallway with wood effect flooring, stairs leading to the first floor and an in-built cupboard big enough to store outdoor coats and shoes as well as household appliances. Solid wood doors open onto three of the bedrooms – one currently used as a study - as well as the kitchen/diner and separate living room. The kitchen/diner - now housed in an extension of the original bungalow - includes a separate seating area for entertaining, with double doors opening onto the rear garden and flagstone patio area. There is still ample space for a dining table and chairs, while the kitchen itself includes a breakfast bar with rolled laminate top. Sea-foam blue, soft-closing base and wall units offer plenty of storage options while the design includes an in-built, upright fridge-freezer, a five-ring gas hob with extractor above, an eye-level dual oven and a dark grey composite sink with mixer tap, which compliments the worktop, and drainer fitted beneath the window overlooking the garden. Splashback tiles have been fitted above all preparation areas, illuminated by adjustable, ceiling-mounted spotlights. The carpeted living room also has double patio doors opening onto the rear garden, bracketed by additional floor-to-ceiling windows letting in plenty of additional light. A feature fireplace with gas log burner, tiled fire-surround and oak mantle is an attractive feature in the room, which is also fitted with wall-mounted lighting and a TV point. The house bathroom with striking stone-effect tiling includes a bath, heated towel rail, pedestal hand-basin and dual flush WC – The en suite to the master bedroom features toilet basin and shower cubicle, which also boasts a large, separate dressing area as well as wall-mounted TV point. On the first floor are an additional WC with hand basin and two additional carpeted bedrooms – one a double, fitted with an in-built wardrobe and the other a twin – which could be easily converted to a playroom - with wall-mounted TV bracket, a velux window with sliding blind and under-eave storage space.

In our opinion, with so many options and so much space available, this would make an ideal long-term home for a growing family and with large gardens and recreational facilities nearby, it would also be ideal for someone with pets. However, as ever, we would thoroughly recommend a viewing, both to appreciate the delightful location and the high standard of accommodation on offer.

Exterior
The property is on a country lane linking Ripon with the village of Littlethorpe. A block-paved driveway wide enough for four vehicles leads to a double garage with a pitched roof set well back from the road. Access for cars is via separate up-and-over doors while a separate side door opens in turn onto a private, enclosed patio to the side of the house. Meanwhile, a hedge screens the spacious lawned gardens from the road, with head-high timber fencing offering privacy from neighbouring properties. A larger-than-average shed offers additional space for storage whilst the rear garden is accessed via a decorative wrought-iron gate.

Location
Littlethorpe Lane lies to the south-east of the centre of the historic city of Ripon – one of the UK’s smallest with the feel of a market town but a cathedral fit to grace one of the largest. Indeed, markets are still held in the cobbled square on Thursdays, although shops also include a Aldi and Booths food stores and a host of small independent retailers. A Morrison’s supermarket can also be found on the edge of the city, just a five-minute drive from the house. Ripon is a 45-minute drive from York, 20 minutes from the picturesque spa town of Harrogate and within easy reach of the Yorkshire Dales, the world heritage site at Fountains Abbey and the Lightwater Valley Theme Park. For those with children, both Ripon Grammar School and the city’s Outwood Academy have been rated as “outstanding” in their latest reports from Ofsted.
