Property SummaryOffered for sale with vacant possession, were delighted to have taken instruction on this spacious two/three bedroom detached bungalow in a village location in the heart of the Lincolnshire countryside.
Norton Disney is a small, linear village mid-way between Newark and Lincoln each approx 15 or 20-minute drive by car. The small community is home to the Green Man real ale and gastro pub, renowned for its restaurant-standard menu. The Hammond Hall Sports Centre, a Spar convenience store, a doctors surgery and a primary school are all located in the neighbouring village of Bassingham, a couple of miles down the road. Norton Disney is also within easy reach of pleasant walks along the River Witham.
The property is fitted with double glazing as well as a programmable oil-fired central heating system which provides warmth and hot water, regulated by both a room thermostat and thermostatically-controlled valves on all radiators. The main access to the property is via the front door which opens onto a carpeted hallway. Solid wood internal doors - fitted throughout the property open to the right into the living room and to the left onto to a separate cloakroom/WC with pedestal wash hand basin, the kitchen, and a corridor leading to the house bathroom and sleeping quarters. The spacious living room boasts a brick-built feature fireplace with gas burning stove, double doors open onto a patio area with the rear garden beyond. The modern fitted kitchen has a tile-effect floor with granite work tops, ceramic sink and integrated appliances laid out in an open U shape, the kitchen windows overlook the rear garden. A double electric oven and 5 ring hob can be found in a recessed area with extractor hood over and splashback tiles behind. The remaining food preparation areas are fitted again with granite work surfaces with black and white splashback tiles and wood base and wall units above and below offering plenty of storage space. Integrated down-lighting built into some of the units provides illumination in low light, supplemented by adjustable overhead spotlights installed in the ceiling. Internal doors from the kitchen open onto a separate dining room which could double as a third bedroom and a utility room with another impressive array of storage cupboards as well as a useful heated towel rail. A separate external door also leads into the rear garden. A further hallway with storage cupboards leads to the two main double bedrooms both equipped with in-built wardrobes with floor-to-ceiling mirrored doors. The modern wet room features a fully-tiled shower with splash screen, low level WC, pedestal wash hand basin and heated towel rail.
Mature hedges separate the property from the road, with a short driveway leading to a widening off-road parking area which can accommodate several vehicles. Asphalt leads to a single garage with an outdoor parking bay adjacent. A short path leads to the front door. Access to the rear of the property is via a timber gate which opens onto a narrow path along the side of the bungalow. The private, enclosed rear garden is bordered by timber fencing and an established hedge with open fields beyond. Double doors from the main living room open onto a patio with retractable canopy over.
In our opinion the rural location offers peace and tranquillity although both Lincoln and Newark are not far and offer all the facilities you would expect from a large town or city. As ever, we would thoroughly recommend a viewing, both to fully appreciate the quality and size of accommodation on offer.
