Property Summary

A well-presented, extended, family home set in easy-to-maintain gardens within easy reach of many amenities in the delightful North Yorkshire spa town of Harrogate, just a short drive from the Yorkshire Dales and the Nidderdale Area of Outstanding Natural Beauty. Features include a modern, fitted kitchen, a playroom with double French doors opening onto the rear garden and off-road parking.

The main access to the property is via an external door to the side of the house off the driveway which opens onto a reception hall with stairs rising to the first floor ahead and internal doors to the lounge and kitchen diner to the left and right respectively. A large bay window overlooking the front garden allows plenty of light to flood the fully-carpeted lounge, which includes a feature fireplace fitted with living-flame gas fire set in a white, marble-effect mantle with hearth. The chimney breast is bracketed by recessed alcoves, the one nearest the window including a TV point. Wall-mounted, brass-effect light fittings are complemented by another overhead while a radiator provides additional warmth. The kitchen/diner boasts dark wood effect flooring complemented by lighter-coloured wooden base and wall units, including an in-built wine rack and fitted with under-unit down-lighting above dark worktops with decorative splashback tiles. A double gas hob with a toughened glass hood and an extractor above is supplemented by an electric oven. Additional storage is provided by a larder while the design also incorporates a stainless steel sink with chrome mixer tap and drainer beneath the window overlooking the driveway. Adequate space for a dining table and chairs is illuminated by adjustable wall-mounted spotlights above. The property has also been extended to provide a sunroom overlooking the rear garden, used as a children’s playroom by the vendor. Carpeted and with wall-mounted spotlights, the room is fitted with a radiator to provide warmth in the winter months. Double French doors open onto the enclosed rear garden. The carpeted stairs rising to the first floor lead to a landing with internal doors opening onto one bedroom and a two sized single bedrooms – the master bedroom is fitted with double wardrobes. The partially-tiled house bathroom is fitted with wood-effect, water-resistant flooring. A pedestal wash hand basin with double-doored storage cupboard beneath, there’s a low level WC with dual-flush cistern and a bath with chrome grab handles and an extractor above. The property benefits from double glazing and a gas-fired central heating system controlled by programmer and thermostat.

A small lawn to the side is shaded by a larger mature conifer, a hedgerow and other smaller conifers offering privacy from the neighbouring property while the drive leads to a lockable timber gate which opens onto the enclosed, terraced rear garden, which is laid mostly to flagstone paving over two levels divided by stone steps. Features to the rear of the property include a pergola, bench seating, flower beds, mature trees and shrubs, all surrounded by head-high timber fence panels.

St John’s Grove is on the north side of Harrogate within the thriving community of Bilton, served by its own working men’s club, a Methodist, Catholic and Anglican church, a library, youth club, ladies-only gym, filling station, library, fish and chip shops, takeaways, post office, hairdressers, and a selection of convenience stores. Schools nearby include Coppice Valley Primary and St Joseph’s Roman Catholic Primary – both rated “outstanding” at their last Ofsted inspections – and New Park Primary and Richard Taylor Primary, both rated “good”. The recently-rebuilt Harrogate High School is the closest secondary school and is also rated good by Ofsted. Buses services run regularly into the town centre from nearby Skipton Rd with connecting services to York and Leeds offered by Northern Rail. The Bilton community also stages its own May Day gala every year, including a colourful parade through the streets.

In our opinion - with good schools nearby and amenities including a number of recreational options - it would best suit a growing family or perhaps a couple downsizing from a larger home. However, as ever, we would thoroughly recommend a viewing, both to appreciate the standard and versatility of the accommodation on offer as well as the convenient location.
